The Kannapolis City Council will consider a recommendation from the Planning & Zoning Commission and City Staff to adopt the Farm Hill Small Area Plan (FHSAP) at 6 p.m. on March 28 at Kannapolis City Hall.

The Farm Hill area is a major gateway for the City. It is located near the intersection of Kannapolis Parkway and I-85 across from the Afton Ridge Shopping Center. The FHSAP will be a land use and transportation plan intended to guide future land use, transportation and infrastructure investment decisions by property owners, land developers and the City, within and adjacent to the FHSAP Study Area.

The plan was prepared in response to increasing development pressures, due to the area’s strategic location within the Charlotte metropolitan region and the likelihood that these pressures will continue as both the regional and local economies continue to improve.

Over the last year City staff have met with property owners, developers, and public members to receive input on the plan which will be used to develop the area in a manner which will retain and enhance the City’s character. 

Existing land uses, zoning, natural features, transportation and utility conditions for the approximately 102 acre study area have been reviewed as part of the plan. 

Currently the study area is dominated by single-family residences, but as growth continues in this area it is likely to transition to a mixture of non-residential uses, which may possibly include a hotel, offices, retail and multi-family. The FHSAP will serve as a blueprint for future growth and development.
